Tender and document review before bidding

Bidding with documents that do not fit is taking a risk nobody will pay you for. We review drawings, specifications and disciplines and tell you what does not match before you sign.

Inconsistencies between architecture, structure and MEP are rarely visible in 2D documents. They show up on site, when there is no margin left: extras the client will not recognise, delayed schedules and rework paid by the contractor.

What we review

What you should know before submitting a price

01

Drawings against specifications

That what is drawn and what is specified say the same thing.

  • Contradictions between drawings and specifications
  • Undefined or ambiguous items
  • Differences between schedules and drawings
02

Coordination between disciplines

What does not fit where it is drawn.

  • Services crossing the structure
  • Insufficient clear heights and passages
  • Openings that do not match between disciplines
03

Tender BIM requirements

If the tender requires BIM, what you are really committing to.

  • Deliverables, information levels and formats
  • Requirements under ISO 19650
  • Actual scope of the BIM Execution Plan
What we deliver

A report to decide on, not a technical list

Prioritised report

Each finding with its location, likely impact on cost or schedule and risk level, ranked from highest to lowest.

Queries ready to send

The questions to ask the client or in the tender query round, drafted and numbered.

The timeframe depends on the volume of documents and is agreed on receipt. For a mid-sized project it usually takes a few business days, counted from when we have all the documents.

56

technical queries and 6 inconsistencies resolved before manufacturing, none visible in the 2D tender drawings.

Frequently asked questions

Before starting

Do I need the documents in BIM?

No. We review 2D documents, models or a combination of both. If needed, we model the critical areas to check them.

Does the review replace the designer?

No. We point out what does not fit and why; design solutions belong to their authors. Our report helps you ask in time and bid with information.

And if I win the project?

The review is the natural starting point for BIM coordination of the project: work already done is not repeated.
