BIM coordination to design, build and operate without surprises

A clash solved in the model costs an afternoon of coordination. The same clash on site costs demolition, rework and a delayed schedule. Our job is to find it first.

We work as an extension of the technical office of those who design, build and operate buildings: we bring architecture, structure and MEP into a single model, coordinate the design consultants and follow the works through to the as-built model.

What the model prevented on real projects

56

technical queries in six weeks and 6 inconsistencies resolved before the precast panels were manufactured, none of them visible in the 2D tender drawings.

technical communications logged and traced between site, inspection, specialists and our studio. Every comment goes back into the model, the drawings and the quantities.

Services

What we do, stage by stage

01

BIM construction documents

The model and construction documents for the whole building, based on the design and on each discipline.

  • Federated model of architecture, structure and MEP
  • Construction documents extracted from the model
  • Project BIM Execution Plan
  • Modelling of existing buildings from point clouds
  • Deliverables in PDF, IFC and a navigable 3D viewer
02

BIM coordination

Whatever does not fit between disciplines, resolved before it reaches the site.

  • Clash detection between disciplines
  • Issue management in BCF format
  • Meetings with designers, structural engineers and the contractor
  • Progress reports and traceability of every decision
  • On our own model or on third-party models
03

Construction-phase support

The model follows the works: every change goes back into the drawings and quantities.

  • Model updated with site changes
  • Technical queries and RFIs by discipline
  • Updated navigable model for the site team
  • Quantity take-offs extracted from the model
  • 4D visualisation and Lean planning
04

Document review

Problems in drawings and specifications, known before bidding or starting.

  • Review of third-party drawings, specifications and models
  • Inconsistencies between disciplines and with the specifications
  • Prioritised findings report
  • Validation of IFC models against openBIM criteria

05

As-built and operation

A model that stays useful once the building is in use.

  • Verified as-built model
  • Equipment and materials information for maintenance
  • Model delivered in open formats

More on the as-built model →

06

Standards and training

A method of its own for the company, so it does not depend on the consultant.

  • BIM manual following ISO 19650
  • Base file: templates, libraries and naming conventions
  • BIM libraries of construction assemblies
  • Training for technical teams, online or in person
How we work

We can join at any stage, even once construction has started

Assessment

We review the documents, the specifications and the status of the design or the works.

BIM Execution Plan

We define what is modelled, at what level of detail, who checks it and how each query flows.

Modelling and coordination

We integrate every discipline and close clashes before they reach the site.

Construction-phase support

Every change goes back into the model, the drawings and the quantities.

As-built and operation

We deliver the updated model, ready for building maintenance.

About to bid on a project?

We review the documents and tell you what does not fit between drawings, specifications and disciplines before you sign. A prioritised report, within a few days.

Who it is for

Depending on who you are

Contractors

You have won a tender that requires BIM, or you have works under way with documents that do not fit. We coordinate, document and support the works.

BIM coordination for tenders →

Developers

You control cost and schedule before you start: quantities from the model and clashes resolved before tendering.

Architecture and engineering firms

You add construction-document capacity and your own BIM standards without hiring permanent staff.

Public bodies

Tender documents with BIM requirements under ISO 19650 and technical review of what each contractor delivers.

Building operators

An as-built model with equipment and materials information, useful for maintenance.

The same team

We also design and manage construction

When the design is ours, we develop it in BIM from the first sketch and see it through to handover: design, permits and site supervision for corporate, industrial, institutional and multi-family buildings.

Frequently asked questions

What people usually ask us

Do I need BIM in my company to work with you?

No. We work with whatever documents you have, in 2D or as models, and deliver in PDF, IFC and a navigable 3D viewer, formats that open without licences. If you want to adopt BIM, we leave you your own standards and training.

Do you work with models made in other software?

Yes. We coordinate models from any software through IFC and BCF, the industry’s open formats.

Can you start once construction is under way?

Yes. On the Judiciary Archive we joined with construction already under way: we modelled the existing and the new building without stopping the works.

What do you deliver at the end?

Construction documents, quantities, coordination reports and, if commissioned, the as-built model ready for operation and maintenance.
